You may notice our Airbnb rates now run about 18.5% higher than our rate on other channels. That's not us — it's Airbnb. Airbnb moved to "host-only" pricing, meaning the service fee that used to be split with the guest now comes entirely out of the host's payout. To keep your earnings unchanged, listings have to be priced higher on Airbnb specifically to offset that fee. Every dollar of that adjustment goes to Airbnb, not to us, and it never touches our management fee, which stays 20% of the nightly rate everywhere.
